It just goes to show that you shouldn’t always go expecting the worse.
Last night, the geometra had been far more efficient than in the past and revealed plans for the house that transforms it from a modest two-up two-down into a mansion with seven bedrooms – thanks to the scrupulous use of space in both the basement and the attic.
Now, I know this isn’t particularly eco-friendly in as much as current studies show we only need 80 square metres to live in, but we do also need a large office space for How to Italy and at least a couple of spare rooms for friends and family to stay en-masse as tends to always be the case.
However, the main advantage is that when we are living in the house we can use the extra ensuites for B&B, which is a useful addition considering the lack of guest accomodation in the Gallura region, of Sardinia, during the winter.
Plus, the house has been designed in such a way that when we sell, we can easily turn the house into two apartments.
I’ll scan in the plans later so judgement can be passed.

The designated B&B room will be in the attic and should also have a small living/relaxing area. What it will definitely have is it’s own 21 metre squared south-facing covered balcony so plenty of space to lounge around and read a book.
